Greenwich Square: Phase One and Two Now Complete

Hadley Mace logoThe former Greenwich District Hospital site in south east London is being transformed into one of the most desirable postcodes in the capital thanks to a £225m regeneration programme which is being delivered by the Hadley Mace JV.

Located on a three-hectare site, this phased brownfield scheme, which is London’s first major carbon neutral development, will deliver 645 new homes and impressive leisure facilities all set around a new public square.

We have been on site with a resident project management team undertaking a full M & E design and build installation since August 2013.  With phase one and two now complete, Greenwich Square has been a technically demanding yet rewarding project.  We played a leading role in the co-ordination amongst the service providers and contractors and this proved to be a critical element in the success of the project.

The risk of overheating in corridors is high in communal heating systems. On this development we designed an environmental cooling system for the communal areas, linked into the smoke control system/AOV (Automatic opening vents). With air handling units (AHU’s) located on the roof, coupled with direct expansion (DX) air condition coils, we are able to bring tempered air into the building to cool the communal areas through the smoke control system.

Another key part of our delivery was the pre-fabrication strategy that enabled us to reduce man hours on site, speed up our progress and ensure consistency throughout the build.

With corridor and riser modules inclusive of all our electrical containment and plumbing services, HDPE soil and vent systems fabricated off site, skid mounted plant arrangements and pre-cut and finished utility cupboard boards improved the finished detail within the apartment.

Installing the market leading Energy Display Devices by NETTHINGS® within the apartments was a code requirement.  This excellent technology allows the end users access to a unique real-time energy monitoring system across all utility types. The systems are self-learning and profile the normal energy use, helping to save at least 10% off utility bills.

The BT infrastructure is installed in a full fibre optic system up to each apartment.  This gives a future proof development allowing all residents the benefits of superfast broadband.
